Redevelopment of De Walvis

The Whale in the heart of Amsterdam underwent a metamorphosis. The office building of real estate investor Maarsen Groep has been completely renovated.
This made it possible to make high-quality sustainable improvements. The new Walvis is very energy-efficient and WKO ensures sustainable generation.
Maarsen Groep has a long-term relationship not only with buildings, but also with tenants. “If their housing needs change, we try to provide for that too,” says Ton Boon, director of the development department. “The building they leave behind offers opportunities for new users. This dynamic makes our profession so interesting.
Maarsen Groep also strives for continuity in its collaboration with construction partners.
“For years, Van den Pol and Klimaatservice Holland have been a valued tandem. They know what we find important and their pragmatic approach appeals; an agreement is an agreement. Both companies are active for us in new construction projects – NoMA House and Hourglass on the Zuidas – as well as in a redevelopment such as De Walvis.”
At De Walvis, Van den Pol uses her broad expertise: E-facilities, LED lighting, evacuation, access control, CCTV and burglar alarm systems. PV panels contribute to the intended BREEAM Excellent certificate, as does the fine-meshed energy management. Floors and major consumers such as charging stations and air conditioning systems have their own kWh meter. This enables detailed monitoring.
The location of De Walvis in the historic city centre presented an additional challenge for Van den Pol.
“Think about accessibility and the limited space on the construction site,” says Boon. “But with smart solutions such as just-in-time material delivery and a shuttle service for employees, the construction partners were also able to operate well in the heart of Amsterdam.”
