Long-standing collaboration and strong partners
Construction partners only really get to know each other when things get tense, Frank Kühne knows. As an independent construction management consultant, he works with us regularly. The current project is the renovation of the Tuindorp West student complex in Utrecht.
For new construction and renovation, Frank Kühne monitors quality, planning, and the financial aspects for the client. Sometimes throughout the entire process, from land acquisition and permits up to and including completion. It also happens that my involvement focuses on construction.
Student corporation SSH is an important client. My first introduction to Van den Pol was the Bisschoppen, over 550 student units at the Utrecht Science Park. Later followed, among others, iconic SSH complexes such as Casa Confetti, Johanna, and Mammoet. Each and every one a multi-year project. Over such a long period, you really get to know construction partners, in good times but especially in bad. Trust develops when you can count on each other, even in the face of adversity.
Firm Choices
That is certainly the case at Van den Pol. “A deal is a deal, and there is always consideration for each other’s interests. Partly due to long tenures, there is a wealth of knowledge available. Employees are down-to-earth and realistic. They also make it clear when something is not feasible and are firm in their choices.”
Wireless Switching
As an example, Kühne cites the decision to use only wireless switches. Although I have some doubts about the lifespan with intensive student use and SSH ultimately did not opt for this, the arguments remain valid. By using wireless switches, Van den Pol not only works faster and more efficiently, but it is also less strenuous for their employees. Milling is not necessary, so there is no noise or dust. This contributes to job satisfaction.
Authentic drive
A current project for SSH is the renovation of the Tuindorp West student complex in Utrecht, consisting of three eighteen-story towers with a total of 900 residents. “Due to its age and size, making the complex sustainable and bringing it technically up to date is a challenge. Prior to the renovation, Van den Pol was involved in a pilot in which various options were tested. You notice a genuine drive to find the best solutions.”
Challenging each other
“With a large-scale renovation like the student complex, you cannot foresee everything in advance,” states Kühne. “Especially since there are hardly any original drawings. That is where Van den Pol’s experience proves its worth. In doing so, we challenge each other and push the boundaries of what is feasible. That sometimes causes friction, but ultimately yields the best end result.”
Year per tower
The three towers are being renovated one by one. “The first one is finished, and work is in full swing on the second. We are spending well over a year on each tower.” Returning residents hardly recognize their living units. “Everything has been renewed and made as sustainable as possible. Facilities have also been added, including in the kitchens. We now have a renovated and energy-efficient building that can handle dozens more.”
