BREEAM EXCELLENT AND A+ for a striking office complex

Planned sustainability
CFP’s clients include major real estate owners. “They want to make their portfolio more sustainable in a planned manner,” says senior consultant Youp van der Zande. There are several motivations at play here. “Reducing energy consumption has a positive impact on operations and provides greater certainty about costs. Furthermore, a high level of sustainability makes buildings attractive for tenants. A good sustainability score is also important for any future sales.
ELEVEN BREEAM-CERTIFICATEN
BREEAM certification is increasingly used to demonstrate the degree of sustainability. Unifore Real Estate has received BREEAM certificates for eleven of its offices. Eight of these are Excellent, the second highest rating. CFP supports Unifore in the sustainability and certification process. “We map out measures and provide insight into investments and payback periods.
One point of contact
CFP calls on Van den Pol to make the Unifore portfolio more sustainable. “For example at Transpolis, a striking office complex in Hoofddorp. Here all old fluorescent fixtures have been replaced by LED with sensors. “Van den Pol came out on top in the tender. ” New ceilings with standard fixtures turned out to be cheaper than custom-made fixtures. The ceilings were replaced under the direction of Van den Pol. This meant we only had one point of contact.”

In a project such as Transpolis, CFP spars with Van den Pol at an early stage. “Our joint experience provides rapid insight into the impact of measures on the Energy Label and the BREEAM score. A detailed plan is then drawn up for replacement.” Van den Pol coordinates work directly with the tenants. “It is crucial that they experience as little inconvenience as possible. This has certainly been achieved at Transpolis. Van den Pol received many compliments about their working method.” The end result was also in accordance with the objective. “Transpolis is now BREEAM Excellent certified and has Energy Label A+.”
